Luxury Apartments for Rent in Paris 7: The Tenant’s Guide to the 7th Arrondissement

Luxury Apartments for Rent in Paris 7: The Tenant’s Guide to the 7th Arrondissement

For many families and executives arriving in Paris, the search begins and ends in the 7th arrondissement. It is the Paris of postcards and of ministries at the same time: the Eiffel Tower and the Invalides, but also quiet residential streets lined with 18th-century mansions, embassies and some of the city’s most discreet apartment buildings.

Renting here is a particular exercise. Large, well-furnished apartments are rare, the best ones are let quickly, and the legal framework is more complex than in most capitals. This guide explains where to look in the 7th arrondissement, what quality of apartment to expect, how rents and leases work in 2026, and how to secure the right home before someone else does.

Why the 7th Arrondissement Attracts Executives and International Families

The 7th combines a central location with a calm that is hard to find elsewhere in central Paris. Much of the arrondissement is occupied by institutions (the National Assembly, the Hôtel Matignon, several ministries and many embassies), which keeps through-traffic low and security high.

For tenants on assignment, this translates into tangible advantages:

  • Location: walking distance to the Musée d’Orsay, the Louvre across the Seine, and the business districts of the 8th arrondissement.
  • Daily life: the Bon Marché department store and its food hall, the rue du Bac and the rue Cler markets, cafés and neighbourhood restaurants.
  • Green space: the Champ-de-Mars, the Esplanade des Invalides, the Rodin Museum gardens and the banks of the Seine.
  • A residential atmosphere: evenings and weekends are quiet, which suits families with children.

Where to Rent in the 7th: Four Distinct Neighbourhoods

Saint-Thomas-d’Aquin and the Faubourg Saint-Germain

The most aristocratic part of the arrondissement, around the rue de Varenne, rue de Grenelle, rue de l’Université and rue du Bac. Former private mansions, stone courtyards and generous reception apartments. This is where the rarest family apartments are found, close to the Bon Marché and Saint-Germain-des-Prés.

Invalides

Around the Esplanade and the Hôtel des Invalides, a district of wide avenues and Haussmannian buildings, popular with diplomats and senior executives. Apartments here often combine high ceilings with open views over the gardens or the dome.

Gros-Caillou

Between the Seine and the rue Saint-Dominique, centred on the pedestrian market street rue Cler. Livelier and more village-like, with excellent shops and a strong family presence.

École Militaire and the Champ-de-Mars

The avenues bordering the Champ-de-Mars offer some of the most coveted Eiffel Tower views in Paris. Our article on what an Eiffel Tower view is really worth explains why these apartments are so sought after.

Our Current Rentals in the 7th Arrondissement

Our portfolio currently includes two properties that illustrate the standard of apartment available in the 7th:

  • Rue de Varenne, 150 m², in the Saint-Thomas-d’Aquin district: a four-room apartment with two bedrooms, on one of the most prestigious streets of the Faubourg Saint-Germain, offered at €15,000 per month.
  • Duplex on rue Saint-Dominique, 180 m², close to the Invalides: a six-room duplex with four bedrooms, a rare configuration for a family, offered at €13,900 per month.

All our available properties can be found on our rentals page. For comparison on the Right Bank, our furnished apartment on the avenue Montaigne offers a more compact option in the Triangle d’Or.

What to Expect From a Premium Rental in the 7th

Furnished, ready to live in

Most high-end rentals in the 7th are let furnished, which suits tenants arriving from abroad. A well-prepared apartment includes quality furniture and bedding, a fully equipped kitchen, linen, reliable internet and, increasingly, air conditioning, which remains uncommon in older Parisian buildings.

Buildings with character, and their constraints

Many buildings date from the 18th and 19th centuries. They offer ceiling heights, parquet floors and fireplaces, but not always a lift serving every floor, a large kitchen or parking. Families with young children should check access, storage and the layout of bedrooms carefully.

Space is the scarcest commodity

Apartments with three or four bedrooms are significantly rarer than two-bedroom units. Families who need this configuration should start their search early and be ready to decide quickly.

Understanding Rents and Leases in 2026

Leases for a main residence

When the apartment becomes the tenant’s main residence, the lease falls under the law of 6 July 1989. For a furnished apartment, the lease runs for one year, renewable, and the tenant can leave with one month’s notice. The security deposit is capped at two months’ rent excluding charges, and agency fees charged to the tenant are capped by law according to the surface area.

Rent control and the complément de loyer

In Paris, rents under these leases are capped at the increased reference rent for the area. Exceptional apartments may carry a justified rent supplement, the complément de loyer, which must be stated and explained in the lease.

The current scheme was due to end on 24 November 2026. The Senate voted on 21 October to extend it for two years, and the National Assembly is scheduled to vote on the final text on 18 November. Tenants signing a lease in the coming weeks should ask their agent which rules apply on the signing date.

Company leases

When an employer rents the apartment to house an employee, the lease is generally governed by the Civil Code, which allows more freedom on duration, rent and notice. This is common for executives on assignment and is often the simplest route for international companies.

Mobility leases

For shorter assignments of one to ten months, the mobility lease (bail mobilité) allows a furnished rental with no security deposit, reserved for tenants in a temporary professional or training situation.

Our renter’s guide covers these frameworks in more detail.

How to Secure the Right Apartment

The best apartments in the 7th are often let within days. A few practical steps make the difference:

  1. Prepare your file in advance. Identity documents, employment contract or assignment letter, recent payslips or proof of income, and, for company leases, the employer’s details.
  2. Clarify who signs the lease. A personal lease and a company lease follow different rules and require different documents.
  3. Define your non-negotiables. Number of bedrooms, lift, outdoor space, proximity to a specific school or office.
  4. Be available for viewings. For tenants still abroad, a video viewing followed by a quick decision is common practice.
  5. Plan around the school calendar. Demand peaks before September and January, when families relocate.

For executives relocating with their families, our relocation checklist covers timing, documents and neighbourhood strategy.
