The Paris luxury rental market is competitive, fast-moving and — for international arrivals — occasionally opaque. Understanding the rules before you begin your search saves time, avoids frustration, and ensures you secure the right property at the right price.

Types of Furnished Lease

Bail mobilier (furnished lease) — the standard lease for furnished apartments. Duration: 1 year, renewable. Notice period for tenant: 1 month. This is the most common lease for executives and expatriates.

Bail étudiant (student lease) — 9-month furnished lease for students. Not applicable for most international professionals.

Corporate lease — many landlords in the premium arrondissements prefer a lease signed by a company rather than an individual, with the employer providing a corporate guarantee. This is increasingly common for senior executives relocating to Paris.

What Documents Will You Need?

01. Proof of income

Last 3 months' payslips or employment contract. Landlords typically require income of at least 3× the monthly rent. For international clients without French income documents, a corporate guarantee or bank guarantee is the solution.

02 . Identity document

Valid passport or national identity card. For non-EU nationals, a valid visa or residence permit may also be required.

03. Last 3 bank statements

Demonstrating regular income deposits and financial stability. International bank statements are generally accepted.

04. Employer letter or corporate guarantee

For expats, a letter from your employer confirming your position, salary and relocation is highly recommended. A corporate guarantee eliminates almost all landlord concerns.
