Paris Apartments with a Terrace or Balcony: What Outdoor Space Is Worth

In a city where most apartments have no outdoor space at all, a terrace or even a good balcony changes how an apartment is lived in and how it is priced. For buyers of luxury apartments in Paris, the question isn't whether outdoor space is desirable. It's how much of a premium is reasonable, and how to tell a genuine terrace from a marketing claim.

How Much Does Outdoor Space Add?

There is no official index for this, so the figures below are market estimates. According to a 2026 industry source, typical premiums over a comparable apartment without outdoor space are:

Type of outdoor spaceTypical premiumContinuous balcony, 3 to 6 m²10% to 15%Loggia or large balcony, 8 to 15 m²15% to 20%Rooftop terrace, over 15 m²20% to 30%, and up to 35-40% with a monument view in the most sought-after areasPrivate garden30% to 50% (fewer than 2% of Paris homes have one)

Treat these as a range to test against actual comparable sales, not a rule. The same source gives illustrative cases: a 65 m² two-bedroom in the 11th at around €663,000 without outdoor space, versus roughly €730,000 to €795,000 with an 8 m² balcony. At the top end, an 80 m² apartment in the 6th with a 25 m² top-floor terrace regularly asks above €1.5 million.

For baseline prices by area, see our price per m² guide. If a view is also part of the appeal, our guide to Eiffel Tower view apartments explains how that premium is built.

Why Outdoor Space Holds Its Value Better

The same source reports that during the 2022 to 2025 price correction, apartments with outdoor space lost about 3% to 5% of their value, against 7% to 10% for those without. Scarcity is the main reason: there are simply few of them, and demand has not faded. For buyers who think about resale, that resilience is part of what the premium pays for.

Not All Terraces Are Equal: What to Check

A listing that says "terrace" can mean very different things. Before paying a premium, ask:

  • Is it private? Some roof terraces are shared or have no private right of use. Confirm in the co-ownership documents that the terrace is a private part of the lot, or that you hold an exclusive right of use.
  • How is it oriented and overlooked? South or west orientation and real privacy matter more than raw square meters.
  • Is it usable year-round? Wind exposure on upper floors, noise from the street, and the quality of access from the living room all count.
  • What are the rules? Co-ownership regulations may limit planters, awnings, heating or furniture, and any work on a terrace usually needs approval from the co-owners.
  • Is it in good condition? Waterproofing and the terrace's structure are the co-ownership's concern in some cases and the owner's in others. Ask who pays.

Note that balconies and terraces are generally not counted in the Loi Carrez surface area, so the stated square meters of living space don't reflect them. That's another reason to compare the price per m² of interior space and the outdoor premium separately. Our due diligence checklist covers the documents to request.

Where Outdoor Space Is Most Sought After

Demand concentrates in the areas where our clients already look: top-floor apartments with terraces in the 6th and 7th, rooftop terraces with monument views in the 7th and 16th, and quieter terraces overlooking inner courtyards in the 8th. Garden-level apartments with private gardens are rarer still, and often the first to sell off-market. See our guide to off-market apartments in Paris for how that access works.

Is the Premium Worth Paying?

For most buyers, the right answer depends on how often the space will be used, whether it's a second home or a primary residence, and how the specific terrace compares to recent sales. If you plan to use a Paris apartment as a second home, our pied-à-terre guide shows how to think about size and upkeep, and a well-chosen terrace can be the difference between a pied-à-terre you use and one you rarely do.
